Rassurez-vous, il existe de nombreuses d\u00e9ductions possibles et les taxes sont en g\u00e9n\u00e9ral de faible montant.<\/p>\n<h4>Imp\u00f4t suite \u00e0 la vente de votre bien immobilier<\/h4>\n<p>La taxe sur le Capital Gain (plus-value) est aujourd&#8217;hui de 20% (elle n&#8217;est plus \u00e0 15% depuis quelques ann\u00e9es d\u00e9j\u00e0).<\/p>\n<p>La seule diff\u00e9rence quand on est \u00e9tranger, c&#8217;est que la loi <span style=\"text-decoration: underline\">FIRPTA<\/span> oblige l\u2019ex\u00e9cuteur de la vente (le <em>Closing Agent<\/em> ou l\u2019avocat en pratique) \u00e0 retenir 15% de la valeur totale de la vente en attendant la preuve que la taxe sur la plus-value sera pay\u00e9e. Bien s\u00fbr, si cette taxe est plus faible que pr\u00e9vu, on vous remboursera le trop-vers\u00e9.<\/p>\n<p>Bonne nouvelle : si la vente est d\u2019un montant inf\u00e9rieur \u00e0 300,000$, et que l&#8217;acheteur d\u00e9clare formellement que cette <strong>propri\u00e9t\u00e9<\/strong> est sa <strong>r\u00e9sidence permanente<\/strong>, il n\u2019y aura pas de retenue de 15%.<\/p>\n<p>Pour les personnes fiscalis\u00e9es en France, les plus-values encaiss\u00e9es aux \u00c9tats-Unis doivent faire l\u2019objet d\u2019une d\u00e9claration de revenus.<\/p>\n<h4>Sp\u00e9cial r\u00e9sidents canadiens<\/h4>\n<p>Canadiens, il faudra d\u00e9clarer dans votre pays le gain en capital, dont la moiti\u00e9 est imposable.
