Une clim, cela permet aussi de d\u00e9shumidifier, et la Floride est tr\u00e8s (tr\u00e8s) humide.<\/p>\n<h2>La Vente aux ench\u00e8res : Pour le meilleur et pour le pire<\/h2>\n<p>C\u2019est la solution de <strong>dernier recours<\/strong> pour une banque qui n\u2019a pu se d\u00e9barrasser d\u2019un bien en short sale ni m\u00eame en <em>foreclosure<\/em>. Souvent, les propri\u00e9t\u00e9s en question souffrent d\u2019un <strong>d\u00e9faut majeur<\/strong>, supportent de lourdes dettes, ou n\u00e9cessitent des travaux de r\u00e9fection tr\u00e8s importants. Car acheter un bien immobilier aux ench\u00e8res, c\u2019est l\u2019acheter tel quel \u00ab <em>as is<\/em> \u00bb avec l\u2019ensemble des <strong>dettes<\/strong> dont il est grev\u00e9.<\/p>\n<p>Il est donc bien important de se <strong>renseigner<\/strong> d\u2019une part sur le bien et sur le titre de propri\u00e9t\u00e9 mais aussi sur le montant des dettes de son propri\u00e9taire avant d\u2019aller ench\u00e9rir. En effet, m\u00eame avec des mises \u00e0 prix d\u00e9risoires (parfois 10% de la valeur du bien), l\u2019addition au final peut s\u2019av\u00e9rer <strong>tr\u00e8s sal\u00e9e<\/strong>.<\/p>\n<p>En g\u00e9n\u00e9ral, les biens mis aux ench\u00e8res sont mis en vente soit par les associations de copropri\u00e9t\u00e9 qui sont impay\u00e9es depuis plusieurs ann\u00e9es, soit par les banques, soit par l\u2019administration fiscale pour d\u00e9faut de paiement des taxes pendant 3 ans.
